GTX 970 is not capable of running P3D ...I had one and experienced similar Vram issues. I think you need at least 6G VRAM, which is what I have with a GTX 1660ti. Now, the sim runs as smooth as silk with fixed FPS of 38, 1/2 my monitor refresh rate.
